 1. Property Listing and Marketing:

  • Identify available properties within MMCG ® 's portfolio or properties managed by MMCG ®  on behalf of clients.
  • Develop comprehensive property listings with detailed descriptions, photographs, and virtual tours if available.
  • Implement marketing strategies to promote available properties, including online listings, social media campaigns, and signage.

2. Tenant Screening and Application:

  • Receive inquiries from prospective tenants and provide information about available properties.
  • Screen prospective tenants using background checks, credit reports, income verification, and rental history checks.
  • Collect and review rental applications from qualified applicants.

3. Lease Agreement Preparation:

  • Draft lease agreements outlining the terms and conditions of the tenancy, including rent amount, lease duration, security deposit, and maintenance responsibilities.
  • Customize lease agreements to address specific property features, tenant preferences, and legal requirements.

4. Lease Negotiation and Signing:

  • Negotiate lease terms with prospective tenants, including rental rates, lease start dates, and lease renewal options.
  • Facilitate lease signings with both landlords and tenants, ensuring all parties understand and agree to the terms of the lease agreement.
  • Collect security deposits and first month's rent payments in accordance with lease terms and legal requirements.

5. Move-In Inspection and Handover:

  • Conduct move-in inspections with tenants to document the condition of the property at the beginning of the tenancy.
  • Provide tenants with keys, access codes, and other necessary information for accessing the property.
  • Address any outstanding maintenance or repair issues identified during the move-in inspection to ensure tenant satisfaction.

6. Ongoing Lease Management:

  • Manage lease renewals and lease terminations in accordance with lease terms and legal requirements.
  • Address tenant inquiries, maintenance requests, and property-related issues promptly and effectively.
  • Coordinate property inspections, repairs, and maintenance as needed to ensure the property remains in good condition throughout the tenancy.

7. Lease Renewal and Termination:

  • Communicate with tenants regarding lease renewal options and negotiate lease terms as necessary.
  • Facilitate lease renewals or terminations in accordance with lease terms, legal requirements, and tenant preferences.
  • Coordinate move-out inspections and return of security deposits in compliance with lease agreements and applicable laws.

8. Documentation and Record-Keeping:

  • Maintain accurate and up-to-date records of lease agreements, tenant communications, and property-related transactions.
  • Ensure compliance with relevant laws and regulations governing residential and commercial leases.
